Electrical
  • Separate metering, C.T. cabinet and a single fused disconnect without fuses for a 120/208 volt, 3-phase, 4-wire, 600-amp capacity stubbed via two 3-inch conduits service feeders, including an isolated ground and sized per plan, are installed by landlord
Mechanical
  • A complete, gas-fired HVAC system, including 30 tons of cooling capacity, roof penetrations, roof curbs and vibration isolators.
  • Gas line to provide 3500 CFH service at 1/4 psi (3” line preferable)
  • 2” water main and master meter at 65 psi
  • Fire sprinkler service, backflow device, lateral lines and distribution of heads must be appropriate for restaurant use. Main riser, backflow preventor and test station(s) to be located outside of shell
  • 4” sewer main (sanitary and grease) will be supplied. Sewer will be at a depth suitable for proper fall and drainage, typically 48” BFF
  • Any grease interceptor, pump or lift stations will be supplied by landlord
Communication
  • Telephone and cable TV services and 2” conduit with pull string will be provided by landlord
Storefront
  • Storefront shall be first class at landlord expense and approved by Pei Wei
  • Storefront shall include a knee wall of 30” above finish floor
  • Tempered glass will be included where required by local code
Roof
  • Landlord will ensure that any air intake for adjacent tenant(s) will be at least ten (10’) from Pei Wei exhaust system
Other
  • Prefer delivery with dirt floor, no sheet rock (but with demising walls), no ceilings, and no restrooms. There will also be sufficient room for a recycled oil container within a conveniently located trash enclosure or common area.
